Core borrower identity and income documents
- Government-issued photo ID
- Last 30 days of pay stubs
- Last 2 years of W-2s
- Last 2 years of filed tax returns
- Employment verification letter (if required by lender)
Asset and liability documentation
- Last 2 months of bank statements for all funding accounts
- Recent retirement or brokerage account statements (if used for reserves)
- Current mortgage statement (if refinancing or owning property)
- List of monthly debt obligations
- Student loan, auto loan, and credit card statements if requested
Property and transaction documents
- Signed purchase agreement
- Earnest money receipt or proof of deposit
- Homeowners insurance quote or binder
- Gift letter and transfer proof (if gift funds are used)
- Entity documents for trust or LLC purchases (when applicable)
Self-employed borrower add-ons
- 2 years business tax returns
- Year-to-date profit and loss statement
- Year-to-date business balance sheet
- Business license or registration documents
- CPA contact details for verification
Checklist operating notes
- Label each item as the client sees it. Avoid internal shorthand.
- Put high-friction items near the top so clients can start collecting them earlier.
- Enable reminders on time-sensitive files to reduce manual follow-up during active underwriting.
